The Director, Property Operations provides executive leadership to a Portfolio Manager group. This role is directly responsible for managing a group of assigned assets and is accountable for all operations of the assets in their inventory, all on-site employees, and enforcing all Company policies, procedures, and internal operations. The overall objective of this role is to meet the expectations of each Client, based on the respective operating budget and Management Agreement.
Pay: $120,000 - $130,000 / Year
SUPERVISORY RESPONSIBILITY:
This position manages a minimum of 2 Regional Portfolio Managers in addition to their own portfolio and is responsible for providing oversight regarding the hiring, training, mentoring, and evaluation of these employees.
DUTIES AND RESPONSIBILITIES:
Job analyses will be reviewed periodically as duties and responsibilities change with business necessity. Essential and marginal (non-essential) job functions are subject to modification. Must have a minimum of 5 years' experience with affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds, and Bonds.
Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO, etc.) or other applicable designations in affordable programs.
Assists the Sr. Director group in company-wide and/or ownership group projects.
Committee Involvement- Providing support and contributions to the efficient operation of the organization, including but not limited to communication of information and assisting executive leadership in the decision-making process by providing needed information.
Ownership Lead- Supports and communicates with the client directly regarding portfolio information, reports, and training. Additionally, represents the client's best interest by organizing and communicating with the portfolio support staff (PM/Site Teams) in determining the right approach to achieve overall client goals.
New Business Development- Establishes rapport and arranges and/or attends meetings with potential new clients, communicating with and assisting the Acquisitions Department.
Monitoring compliance for Portfolio Manager Group- Ensures compliance with FPI Key Performance Indicators (KPIs) as well as other communicated company standards and procedures.
Engage in Global Initiatives- Supports and assists in internal campaigns that seek to improve an organization's work environment, company culture, or overall business strategy.
Overseeing day-to-Day Business Activities- Aligns teams, sets goals, executes initiatives, and improves processes, helping the organization to run efficiently and effectively. Determines ways to decrease costs, increase revenue, and improve overall asset and/or portfolio performance.
Prepares and supports the Portfolio Manager Group in completing comprehensive budgets, including the review of revenue and expenditure reporting.
Employee coaching and guiding employee development. Conducts performance reviews for the Portfolio Manager Group, including providing constructive criticism, praise, monitoring employee satisfaction, and conducting employee terminations.
Represents the organization at conferences, meetings, and trade shows or at regional or national offices.
OTHER:
Consistently and fairly enforces community rules and regulations, FPI Standard Operating Procedures.
Complies with all Fair Housing and Fair Employment Laws, and FPI policies and procedures.
Promotes a professional image by adhering to FPI Management's Dress Code Policy.
Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).
Performs any and all functions as directed by the supervisor, including special project assistance.
